Q. Who is Disaster
Masters? [top]
A. DMI is a 17 year old privately held company which provides pro-active
crisis management consulting and disaster recovery services. Among its clients are
Cadwalader, Wickersham & Taft, the oldest law firm in the U.S., Cushman &
Wakefield, the largest real estate management firm in the U.S., airlines, department
stores, universities, hospitals, banks, celebrities and thousands of companies,
organizations and people.
Q. What is Pro-Active
Crisis Management? [top]
A. Pro-Active Crisis Management Service involves actively identifying
risks and threats in and around property that can become a sudden problem, and then
creating a remedy to avoid or be prepared for emergencies. These risks and threats are
uncovered during a Problem Prevention Check-Up.
Q What is a Problem
Prevention Check-Up? [top]
A. A Problem Prevention Check-Up is an on-site physical inspection of a
particular property, with the owner, resulting in a verbal report to the principal as well
as a written report within two weeks of the tour.
Q. Why can't I do this
check-up myself? [top]
A. Perhaps you can. However, doctors who use specialists live longer.
You must know what - to look for and how to implement the needed changes cost effectively.
Q. What are Disaster
Seeds ? [top]
A. Disaster Seeds are identifiable latent problems that are
waiting for the opportunity to blossom into a real emergency. They can be as small as tiny
valve that will not close properly when it is needed - to something the size of the roof.
Q. Why should I have
Disaster Masters provide this service? [top]
A. It will reduce the likelihood of future emergencies; it is likely to
reduce your annual operating expenses; it will make you a better owner/manager by knowing
the issues that are likely to go astray before they happen and give you an opportunity to
remedy them before they become a real problem.
Q. Isnt this the
same thing as a building inspection? [top]
A. No. The skills needed and report are very different.
Q. How much is my
investment in this check-up? [top]
A. It depends on the size and complexity of the structure and real
property. The minimum fee is $350.00.
Q. How long does it
take? [top]
A. The tour generally takes one to two hours on site, plus the time to
prepare and deliver your report.
Q. What kind of report
do I get? [top]
A. You get a report, showing the faults, as well as cost-effective
recommendations to cure them.
Q. Are there any
guarantees? [top]
A. We can only educate you and bring these latent problems to your
attention. We also provide the most cost-effective solutions for each fault item. As
consultants, we cannot guarantee that you will implement our recommendations.
Q. How can I save
money? [top]
A. During the check-up, we usually find clients are paying too much for
insurance and find ways to reduce the amount of utilities used, etc.
Q. Why doesn't my
insurance company do this? [top]
A. Insurance companies are in business to generate as much cash flow as
they can. It is not in their best interest to demonstrate to you how to reduce your
insurance costs.
Q. Isn't this why I
have insurance? [top]
A. No. Insurance will only reimburse you for the money you have to spend
to recover from a loss. Moreover, victims never get reimbursed for their lossof time and
the hidden costs it takes to prove losses. Moreover, you are probably paying much more
than you should because your premiums reflect the risk plus a hefty profit for the agent
and the insurance company. Prudent risk management and self insurance are the most
cost-effective insurance you can get.
Q. How does a property
owner initiate a Problem Prevention Check-Up? [top]
A. We keep complicated things very simple. If you are a planner and want
to avoid surprises and all sorts of emergencies with your property, we offer you a
toll-free number which will make owning real estate easier and much less expensive over
the long haul. The number is 1-800 THE PLAN (843-7526) to take full advantage our body of
knowledge.
On the other hand, for people who keep putting things off until the last
minute then find that it is too late to make a plan, we also have a toll-free number for
them. For procrastinators, we offer you: 1-800 THE CLAIM (843-2524). You leave off the
"M" of CLAIM because it stands for Mayhem, Misery and Much More Money!!!!
